What is seal coating?

Seal coating is a process in which asphalt is covered in a liquid called Sealcoat to prevent damage from UV rays, harsh winter temperatures, water and traces of gas and oil that end up on the driveway.

Who needs to seal coat their driveway?

Anyone who has a paved asphalt driveway ought to have it seal coated to protect it from environmental factors. Seal coating is particularly important in cold climates prone to freezing temperatures.

Why is seal coating so important in cold temperatures?

Freezing temperatures take a harsh toll on asphalt driveways, leading to cracks and the general degradation of the paved surface. Seal coating creates a protective barrier that can extend the life of an asphalt driveway, road, or parking lot up to thirty years.

I live in a warm climate, why should I have my driveway seal coated?

While it is essential to have paved surfaces in cold climates seal coated, it is also important to seal coat paved areas in warmer climates. Warmer weather normally means more sun exposure and oftentimes rainier seasons. Water, UV rays, and gas and oil from cars cause damage to unsealed driveways, streets and parking lots. Once my driveway is sealed will it need to be resealed in the future?

The frequency of reapplying Sealcoat will depend on the amount of traffic the area typically has. For an average driveway, every 3-4 years is normally sufficient. However, for a high traffic road, yearly applications may yield the best result.

How much does seal coating cost?

What if my driveway has holes and cracks in it?

Holes and cracks must be repaired before seal coating your driveway. If you have cracks that need to be repaired you will also be given an estimate on the cost of the repairs with your seal coating estimate.

My driveway was recently paved, when should I seal coat it?

It is ideal to seal coat newly paved driveways at least six months after it has been poured. This six month period should also include one full summer season to ensure the asphalt has cured properly. If water still beads on your driveway, it is not yet ready to be sealed.

Are there any types of driveways that shouldn’t be seal coated?

Only asphalt driveways should be seal coated.
